1-5 Main St Mount Annan development news

What’s happening with this development? Things have been a little quiet lately, but thanks to admin on The 1-5 Main St Mount Annan Development facebook page, there is further news to share, and I encourage you to share with others.

The initial story on development proposal at Mount Annan is here if you want to get up to speed, but I think most people in the area would know of the history.

Once thing that has happened in the last few days is that the development has been amended (full details here on the Camden council website ),but the exhibition period is only two weeks long!

And written submissions must be received by 4pm on the 29th June 2015.

Two weeks is by no means long enough for the amendments to be considered by locals – and where is the community consultation by Camden council? Is this being rushed through hoping that locals will not see it or see it in time to do anything about it? I certainly hope not.

In summary, the changes proposed to the development include (copied straight from Camden council page):

  • A reduction in the total height of each of the 9 precincts from 4 to 3 storeys (from 14m to 10m);
  • A reduction in the total number of multi-dwelling housing units from 256 to 246 (4%);
  • Modification of the dwelling mix to accommodate the reduced building height including 25 one bed units, 166 two bed units and 55 three bed units;
  • Reduction in the car parking spaces from 554 to 513 to reflect the reduced number of dwellings and the modified dwelling mix;
  • Modified site levels, grading and landscape design to accommodate an onsite detention systems;
  • Updated stormwater management strategy and layout;
  • An increase in deep soil areas in private courtyards;
  • Increased landscape areas to provide street tree growth within the development;
  • Modification of road designs to clarify sightlines, turning movements and road widths;
  • Modification of road designs to establish waste collection points; and
  • Modification of parking areas to accommodate communal waste enclosures and turning bays.

At first glance, the changes look fairly minor to me. Reduction in dwellings from 256 to 246?

What can you do to oppose the development?

First off, share this post and the Facebook page set up by the community to oppose the development.

Bear in mind (and this important):

Your amended submission must be in by 4pm 29th June 2015.

It must be in writing (you can email it): mail@camden.nsw.gov.au

It must be addressed to the General Manager.

Submissions must clearly indicate your name and address.

It must clearly state DA NO: 626/2014 and DP: 1070297

Remember to write a submission for each household member. Over 500 submissions were lodged last time. We (the community) need to do the same again! Your last submission no longer counts!

Update 17/7/15

There will be another hearing beginning on the 7th October through to the 10th October.

The on site hearing (like the last one) will happen at 9.30am on the 7th October. This is where the magistrate (could be the same one or a different one) will listen to the community representatives.

The court will then reside either at Camden or the City and both parties will state their cases.

The magistrate will make the final decision. It could go three different ways: the development will be approved, the development will not be approved or the development will be approved with conditions.

Update 28/10/15

(Re)Submissions are due again by 2nd November due to changes made in the development proposal. Basically, the new proposal involves moving the carpark underground, some building rearrangements and bin location changes.

I should note that there is nothing to address the traffic and infrastructure issues – as we all know traffic is a problem NOW around the area.

1. Submissions must be in no later than 4pm on Monday 2nd November, 2015.

2. Address your letter to the General Manager. Quote the DA number which is DA626/2014. Simply state that you continue to be opposed to the development and your reasons why.

3. Add your full name, address and contact number.

4. It is suggested that you ask for receipt of acknowledgement.

5. Email to: mail@camden.nsw.gov.au   OR       send to: PO Box 183, Camden NSW 2570

Make sure you enter a submission for each member of your householdrather than just one. This is a numbers game and the more submissions the panel gets the better!

Update 20th December 2015:

Tomorrow 21st is the last chance to voice any concerns over the proposed development. On site in Main St at 09.30am, the hearing will be in front of a magistrate. Please share and tell your friends. Yes it is Christmas week and everyone is very busy, but all it will take is a little time in the morning.

Update March 2016:

The development has officially been dismissed/rejected. The commissioner deemed that the 246 unit complex was not compatible with the height, bulk and scale of Mount Annan – something that us locals already knew! What now? The developer basically has to go back to the drawing board and start over.
